1. Who We Are
InstantHomeComps.com ("we," "us," or "our") is an independent property data analysis service. We are not affiliated with any government agency, appraisal district, or financial institution. Our platform helps Texas homeowners analyze publicly available property assessment data to support a property tax protest filing.
2. Information We Collect
Information you provide: When you use our service, you enter a property address. We do not require you to create an account or provide your name, email, or contact information to use the analysis tool.
Payment information: If you purchase a protest package, payment is processed by Stripe. We do not store your credit card number, CVV, or full payment details on our servers. Stripe's privacy policy governs the handling of your payment data.
Usage data: We may automatically collect standard web server logs including IP address, browser type, referring URL, and pages visited. This data is used solely for security monitoring and aggregate analytics.
3. How We Use Your Information
- To perform the property analysis you requested
- To generate and deliver your protest package
- To process payment via Stripe
- To improve the accuracy and reliability of our service
- To comply with applicable law
We do not sell, rent, or trade your personal information to third parties for marketing purposes.
4. Third-Party Data Sources
Property data displayed on InstantHomeComps is retrieved from third-party APIs including Zillow (via RealtyAPI.io) and Geoapify. These services have their own privacy policies. The address you enter is transmitted to these services solely to retrieve property assessment records. We do not share any additional personal information with these providers.
5. Cookies and Tracking
We use minimal cookies necessary for the operation of the site (e.g., session state). We do not use advertising cookies or cross-site tracking. We may use privacy-respecting analytics (e.g., aggregate page views) to improve the service. You can disable cookies in your browser settings, though this may affect functionality.
6. Data Retention
We do not persistently store the property addresses you search or the analysis results generated. Generated protest packages (PDFs) are created client-side in your browser and are not uploaded to or stored on our servers.
7. Security
We use HTTPS encryption for all data in transit. API keys used to access third-party property data services are stored server-side and never exposed to the browser. While we take reasonable precautions, no internet transmission is 100% secure, and we cannot guarantee absolute security.
8. Children's Privacy
Our service is not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you believe a child has submitted information through our site, please contact us and we will promptly delete it.
9. Your Rights
Depending on your jurisdiction, you may have the right to access, correct, or delete personal information we hold about you. Since we collect very limited personal data, most requests can be fulfilled by simply not using the service. To make a privacy request, contact us at the address below.
10. Changes to This Policy
We may update this Privacy Policy from time to time. The effective date at the top of this page reflects the most recent revision. Continued use of the service after changes are posted constitutes your acceptance of the updated policy.
